We decided to sell our house and listed in last week.
The house is listed as an “Award Winning Executive Home‘ and it probably fits that title well.

Marketing Our Home For Sale
When we decided to sell we knew that we needed to spend a few dollars on marketing.
We wanted to attract buyers that may not have considered Hobsonville Point as an area to live as that is who we were before we moved into the area. We came off a lifestyle block in Kumeu and I personally thought that the sections were too small and that living so close together would be difficult.
How wrong I was …. the shift from the lifestyle block to a smaller section gave me back my lifestyle. I had my weekends back to watch my children play sports, be involved with my family and to do things with them. It even gave me the ability to close the door and go travelling which was difficult when you have land and animals.
The local Point Life Magazine recently ran an article on our family called Less Land, More Fun & Family Time.
We know that our home is very good, but we needed to attract people to come and have a look at both the house and the Hobsonville Point area. People needed to understand that there are some lovely large modern homes in Hobsonville Point and when compared to many other suburbs they are not too expensive.
Of course the house is listed on the real estate agents website, listed on Trade Me and other websites too.
We were happy to get the house staged, to spend money on good photography and also to have a video made.
The video was one way to give people a feel for the home.
Why We Decided To Auction Our Home
Initially we did not think auction was the best idea.
This was probably due to the fact that we do not like buying at auction; however when you are selling a unique house it is a method that should be considered.
When we spoke to people about the value of our home there was some difficulty with putting a value on it. The real estate agents all commented about the market, but also acknowledged that there is really no homes like this for sale at the moment.
We considered;
- There are some new homes of similar size being sold in Hobsonville Point but they are all priced at over $2 million.
- There are quite a few homes for sale between $900,000 and $1,200,000 but very few at prices above that.
- It is hard in a market like this to use older sales, but there have been a few similar homes sold for $1,765,000 and $1,900,000
The fact is nobody was prepared to put a price on the house and we could understand why.
We believe that our home is one of those places that is unique and someone will want to live in it and will decide what they are prepared to pay.
Hopefully the marketing will help ensure that those people come and have a look.
